Terms and Conditions (T&Cs) – Ferienwohnung Grimma

1) Scope


These Terms and Conditions apply to the rental of the three holiday apartments “Ferienwohnung Grimma” (hereinafter “Apartments”) as well as to all related services. Any differing terms of the guest shall not apply unless the landlord expressly agrees to them in text form.

Guest: the person making the booking (and accompanying persons).


3) Booking and conclusion of contract


The presentation of the Apartments on the website does not constitute a binding offer. A contract is concluded as soon as the landlord confirms the booking/request in text form (e.g. by e-mail) (“Booking Confirmation”). If the guest books for third parties, the guest is liable for their contractual obligations as for their own.


4) Services / Use


The landlord provides the guest with the booked Apartment for the agreed period. Occupancy is based on the number of persons stated in the Booking Confirmation. Over-occupancy is not permitted.


5) Prices and included services


The prices agreed at the time of booking as stated in the Booking Confirmation shall apply.


  • Included in the price: statutory VAT (if applicable), accommodation for 2 persons, bed linen.
  • Each additional person: €12.00 per night.
  • Towels: optional €1.00 per person (if booked/provided).
  • Final cleaning: €22.00.
  • Minimum stay: 2 nights – 4 nights (unless otherwise stated in the offer/Booking Confirmation).


6) Payment terms


The total amount is due 7 days before arrival. If the booking is made less than 7 days before arrival, the total amount is due immediately. No deposit is required. No security deposit is charged. Payment method and payment details are provided in the Booking Confirmation.


If the guest is in default of payment, the landlord is entitled, after an unsuccessful reminder, to withdraw from the contract and to claim damages in accordance with the statutory provisions.


7) Arrival, departure, keys


  • Arrival (check-in): from 3:00 p.m.
  • Departure (check-out): by 11:00 a.m.
  • Key handover: The key is stored in a key safe; the guest will receive the code by e-mail prior to arrival.
  • Key return: The key must be dropped into the mailbox upon departure.
  • Lost key: must be reported immediately; costs for replacement/lock system may be charged to the guest.


8) House rules (binding)


  • Pets: not allowed.
  • Parties/events: not allowed.
  • Quiet hours: daily from 10:00 p.m. to 6:00 a.m.
  • No smoking: Smoking is not permitted in the Apartments. In the event of a violation, a special cleaning fee of €500.00 will be charged.
  • Care/condition: The Apartment must be treated with care and left tidy upon departure.
  • Waste: You do not need to dispose of the waste yourself before departure.
  • Bicycles: may be stored in the inner courtyard.
  • Parking: subject to availability, street parking in front of the house is possible.


9) Guest’s duties of care


The guest must treat the Apartment, the inventory and shared facilities with care. Any defects or damage that occur during the stay or are noticed must be reported immediately.


10) Damage / guest liability


The guest is liable under statutory provisions for any damage caused by the guest, accompanying persons or visitors to the Apartment, the inventory or shared facilities. Costs arising from culpable breaches of duty (e.g. lost key, additional cleaning beyond the final cleaning) may be charged to the guest.


11) Landlord’s liability


The landlord is liable without limitation in cases of intent and gross negligence and in cases of injury to life, body or health. In the event of slightly negligent breach of essential contractual obligations, liability is limited to the typically foreseeable damage. Otherwise, liability is excluded to the extent permitted by law.


12) Cancellation / withdrawal


The cancellation policy applies as part of the Booking Confirmation and/or booking conditions. As a rule, there is no statutory right of withdrawal for accommodation services provided for a fixed period.


13) Data protection


The privacy policy on the “Ferienwohnung Grimma” website applies.


14) Consumer dispute resolution


The landlord is neither obliged nor willing to participate in dispute resolution proceedings before a consumer arbitration board.


15) Final provisions


German law shall apply. Should individual provisions be or become invalid, the validity of the remaining provisions shall remain unaffected.
